The Adani Group has signed a redevelopment agreement with the Maharashtra Housing and Area Development Authority (MHADA) for the Motilal Nagar 1, 2, and 3 colonies in Goregaon (West), Mumbai. This marks Adani’s third significant real estate project in the city after the Dharavi redevelopment and the Bandra Reclamation land acquisition. The estimated cost of the Motilal Nagar project is ₹36,000 crore.

Construction and Development Model for Implementation
Under the agreement signed on July 7, Adani Group has been appointed as the Construction and Development (C&D) agency. MHADA has stated that the Motilal Nagar redevelopment is the largest housing redevelopment project in India to be carried out through the C&D model.
Scale and Rehabilitation Scope
The project covers 142 acres and aims to rehabilitate 3,372 eligible residential units under MHADA, 328 commercial units, and 1,600 slum tenements under the 1971 Slum Act. According to MHADA, the site currently comprises around 3,700 tenements, and the total area for rehabilitation will cover approximately 584,100 lakh sq m.
Free Modern Apartments for Residents
Residents will be offered free rehabilitation in ultra-modern 1,600 sq. ft. apartments. In addition, non-resident tenants will receive 987 sq m of commercial space. MHADA will receive 397,100 lakh sq m of constructed area from the developer, significantly enhancing its housing inventory. The construction is expected to be completed in seven years.
Design, Sustainability, and Infrastructure Planning
The project will feature a five-acre central park and a focus on traffic and mobility planning. International consultants have been brought in for the master plan. Dutch architecture firm Mecanoo is responsible for the master planning, while infrastructure planning has been handled by London-based Buro Happold. The new residential buildings will also include solar panels as part of their design.

Sanjeev Jaiswal, Vice President and CEO of MHADA, stated that the residents’ long-standing dream is becoming reality. He emphasized transparency, quality, and social responsibility in the project’s implementation. Pranav Adani, Director of Adani Properties Pvt. Ltd., also attended the signing ceremony.

With this latest agreement, the Adani Group has further cemented its presence in Mumbai’s urban transformation landscape. The Motilal Nagar redevelopment is poised to become one of the most significant and ambitious housing projects in India.
