The Adani Group has begun construction of 10,432 rehabilitation homes for eligible Dharavi residents at a 22-acre railway land parcel in Matunga, Mumbai. Adani Enterprises Director Pranav Adani performed the bhoomi poojan ceremony on October 12, marking the start of construction under the Dharavi Redevelopment Project.

The project is being implemented by Adani Navbharat Developers Pvt Ltd (ANDPL), the special purpose vehicle established for the redevelopment initiative. The Matunga site will accommodate 10 towers comprising 10,432 rehabilitation apartments and 1,379 commercial and industrial units.
Under the in-situ rehabilitation scheme, eligible residents will receive homes measuring 350 square feet. Residents from Sectors 6 and 1 are expected to receive homes at the Matunga site first, followed by nearly 4,500 apartments for other eligible Dharavi residents on a priority basis.
The towers are planned for phased handover to the Dharavi Redevelopment Project and Slum Rehabilitation Authority under the Maharashtra government. The first five towers are scheduled for handover by March 2029, the next two by August 2029, and the remaining three by August 2030.
The development will also include facilities such as a kindergarten, community hall, podium gardens, seating areas, society offices and places of worship. Around 10% of the commercial space in each rehabilitation building will be reserved to generate revenue for maintaining common infrastructure. ANDPL has said it will maintain the buildings and shared infrastructure for 10 years after handover.
The Matunga project forms part of the wider Dharavi redevelopment plan, which aims to upgrade housing and civic infrastructure while accommodating eligible residents and supporting local livelihoods. The broader vision includes shops, schools, healthcare facilities, parks, places of worship and public transport connectivity.
