ExxonMobil Services and Technology Private Limited has leased 2.35 lakh square feet of office space in Bengaluru’s Whitefield under a three-year agreement, according to property documents accessed by Propstack.

The company has taken 235,300 square feet across seven floors of the ITPB Inventor building, owned by Information Technology Park Limited. The leased space includes the first, second, third, fourth, sixth, seventh and eighth floors.
The lease has been signed at a monthly rental of ₹79 per square foot, taking the total monthly rent to about ₹1.86 crore. ExxonMobil has also paid a security deposit of ₹5.58 crore. The agreement includes a 5 per cent annual rent escalation, with rent to be paid quarterly in advance.
According to the lease terms, payments will be made before the 10th business day of the first month of each quarter, beginning from the respective rent commencement dates for the two phases of the agreement.
Commenting on the transaction, Propstack Co-founder Raja Seetharaman said the deal reflects the growing trend of Global Capability Centres (GCCs) securing premium Grade A office spaces in India, highlighting continued confidence in the country’s technology ecosystem.
The latest lease comes as Bengaluru continues to attract major office investments. According to a recent JLL report, the city accounted for nearly one-fourth of India’s office leasing activity during the January-March 2026 quarter, with Global Capability Centres contributing about 70 per cent of total leasing demand.
This is not ExxonMobil’s first major office lease in the city. Last year, the company renewed a five-year lease for nearly 5.31 lakh square feet of office space at Prestige Shantiniketan in Whitefield at a monthly rent of ₹2.60 crore, further strengthening its presence in Bengaluru’s technology corridor.
