Global investment firm Brookfield has acquired an industrial and logistics real estate portfolio from ESR India, marking its entry into India’s industrial and logistics property market.

Brookfield has acquired a 100% interest in an approximately 10.5-million-square-foot portfolio and committed ₹4,300 crore ($450 million) towards the acquisition and future development of the assets.
The portfolio comprises eight Grade A industrial and logistics parks spread across nearly 400 acres in major metropolitan clusters, including Mumbai, Pune, Delhi-NCR, Chennai and Kolkata. Around 98% of the operating portfolio is already leased, serving logistics and industrial occupiers.
The properties include warehouses, fulfilment centres and facilities supporting light manufacturing. Their locations along key industrial and freight corridors provide access to major manufacturing hubs, consumption centres and logistics networks.
ESR India will continue to manage the properties in the near term, providing continuity for existing occupiers following the ownership transition.
The acquisition expands Brookfield’s presence in India beyond its established office and hospitality real estate businesses. The company currently has more than $13 billion invested across those segments in India.
The deal comes as demand for industrial and warehousing space continues to grow, supported by manufacturing, e-commerce, automobiles and third-party logistics. Industrial leasing across India’s major cities has also recorded strong growth in 2026.
Brookfield said the investment will help expand its presence in India’s logistics and industrial sector while supporting the country’s growing integration with global supply chains.
