Reviving Dharavi

The Maharashtra government has taken a significant step towards the redevelopment of the Dharavi slums by issuing a government resolution (GR) awarding the project to the Adani group. This project, spanning 259 hectares, is set to be one of the largest and most ambitious redevelopment initiatives in the country. With a redevelopment potential of Rs 20,000 crore, the project holds promise for both the Adani group and the slum dwellers of Dharavi.

Formal Notification Clears the Path:

Following Adani Properties’ successful bid of Rs 5,069 crore to undertake the Dharavi slums redevelopment project last November, the government has now issued a GR, formally notifying the Adani group of their selection. This notification enables the group to proceed with the necessary preparations and kickstart the project. The Housing department has further instructed all government departments to issue their orders within a week, streamlining the process for a swift commencement of the project.

Decades of Delay Finally Overcome:

The Dharavi slums redevelopment project has faced numerous delays and challenges over the years. Several governments have attempted to address the pressing need for redevelopment, recognizing the immense potential benefits for all stakeholders involved. With a timeline of seven years, the project aims to rehabilitate the 6.5 lakh slum dwellers residing across the 2.5 square kilometre area. While the project offers a lucrative floor space index (FSI) of four, height restrictions have been imposed due to its proximity to the airport, as previously stated by the state government. FSI refers to the permissible construction allowed on a plot of land.

Phased Redevelopment and Benefits for All:

The redevelopment of the Dharavi slums will be carried out in phases, starting with the Adani group relocating current inhabitants to transit camps as they construct new homes for them. This planned approach ensures minimal disruption and facilitates a smooth transition for the slum dwellers. In addition to providing housing for the existing residents, the project will also include the construction of free-sale buildings, enabling the recovery of project costs while creating additional spaces for the market.

The awarding of the Dharavi slums redevelopment project to the Adani group marks a significant milestone in addressing the long-standing issue of slum rehabilitation. The project’s ambitious scope, combined with the expertise and resources of the Adani group, holds promise for transforming the lives of slum dwellers in Dharavi. As the project progresses, Maharashtra anticipates a positive ripple effect on the overall development and well-being of the community, contributing to the state’s vision for inclusive growth and urban renewal.
